- Get organized before touring: pay stubs, tax returns, bank statements, ID, and credit questions.
- Separate “must-have” features from “nice-to-have” features.
- Ask about commute, schools, flood zones, taxes, insurance, utilities, and repair history.
- Review the inspection report carefully before negotiating repairs or credits.
- Keep cash available after closing for repairs, furniture, locks, utilities, and surprises.
