Property owners spend more on kitchen remodels than any other home improvement, the US average is $43,000, and with planning it takes nearly 8 months from idea to finished product. This type of renovation will realize 2/3rd the cost in increased home value. For example if you spent $50,000 sprucing up your kitchen, you could expect an increase as much as $33,000 of your property’s appraised value.

What questions need to be answered before rennovating your kitchen? Will you be the contractor and do you have experience in construction management? Will your design be too much “your style” for the average buyer if you decide to sell your home? And most importantly, will your rennovation fit your lifestyle and budget?

You need to live in the space and a layout that fits your lifestyle will be the biggest consideration before tearing out the old. Do your research and set a budget and stick to it. Surprises will occur during construction, I have overseen hundreds of construction jobs and often things would go bad, real quick. Consider hiring a pro and always be prepared for surprises which always equate to more money.

If you decide to hire a contractor, get referrals and actually call them. No one wants a contractor running off with their money or delivering shotty work while still taking your cash.

There are enough resources to find online and you probably already have the idea for your new kitchen, my advice is to consider if the renovations fits with the character and value of the home, never put a $100,000 modern kitchen in a $200,000 craftsman, use common sense and consider a good contractor.
